By virtue of a Writ of SEIZURE AND SALE directed to me by the Honorable Judges of Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on August 14, 2025 at 12:00 oÕclock noon, the following described property to wit:
A CERTAIN SQUARE OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, in the City of New Orleans and designated as Square No. 201, and according to a survey of Gilbert, Kelly & Couturie, Inc., Surveying and Engineering, James H. Couturie, P.L.S., dated May 18, 2005, said square is bounded by Polymnia, Prytania, Urania and Felicity Streets and St. Charles Avenue and which square of ground is more fully described as follows;
Commencing at the intersection of Polymnia Street and St. Charles Avenue, said property measures a distance of two hundred eighty-two feet, six inches, five lines (282Õ6Ó5ÕÓ) front on St. Charles Avenue to the intersection of St. Charles Avenue and Felicity Street, thence at an angle of one hundred three (103) degrees, two (2) minutes, four (4) seconds, a distance of one hundred sixty-six feet, three inches and zero lines (166Õ3Ó0ÕÓ), front on Felicity Street, front on Felicity Street to a point, thence at an angle one hundred sixty-six (166) degrees, fifty-five(55) minutes, twenty-six (26) seconds, a distance of two hundred fifty-two feet, nine inches, and five lines (252Õ9Ó5ÕÓ) front on Urania Street to the intersection of Urania and Prytania Streets, thence at an angle of ninety (90) degrees, three (3) minutes and thirty (30) seconds, a distance of three hundred nineteen feet, nine inches and one line (319Õ9Ó1ÕÓ) front along Prytania Street to the intersection of Prytania and Polymnia Streets, thence at an angle eighty nine (89) degrees, fifty-nine (50) minutes and fifty (50) seconds, a distance of four hundred fourteen feet, ten inches and two lines (414Õ10Ó2ÕÓ) front on Polymnia Street to the point of beginning; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property.
The improvements thereon bear Municipal 18750 St. Charles Avenue, Unit PH-D, New Orleans, LA 70130.

Seized in the above suit,
