SHERIFF’S SALE

By virtue of a WRIT OF SEIZURE AND SALE, to me directed by the honorable Fifth District Court of Louisiana, in and for the Parish of Franklin, I will offer for sale at public auction, at the front door of the Courthouse, in the City of Winnsboro, Franklin Parish, Louisiana, on Wednesday the 16th day of July 2025, at 10:00am, within legal sale hours, the following described property, to-wit:

TRACT I:

A certain lot or parcel or land described as follows: Begin at the Southeast corner of SE ¼ of SW ¼ of Section 22, T-13-N, R-7-E, and run north along the east line of SE ¼ of SW ¼, Section 22 a distance of 70 yards or to the Northeast corner of lot sold this day by this vendor to James D. Mitcham for a Point of Beginning of this lot; thence continue north a distance of 35 yards, thence west parallel to the South boundary of SE ¼ of SW ¼ to the highway; thence South along the East boundary of highway a distance of 35 yards or to the north boundary of James D. Mitcham properly; thence East along the North boundary or Mitcham property to Point of Beginning, containing ½ acre, more or less, situated in SE ¼ of SW ¼, Section 22, Township 13 North, Range 7 East, with all improvements.

TRACT II:

A certain parcel of land described as beginning at the Southeast corner of the Southeast quarter (SE ¼) of the Southwest quarter (SW ¼) of Section 22, Township 13 North, Range 7 East, and run North along the East line of SE ¼ of SW ¼, Section 22, a distance of 35 yards to Point of Beginning, which point is the Northeast corner of Lot sold by James Mitcham to Toris Juno, recorded in Book 99, Page 406; thence North a distance of 35 yards, thence West parallel to the South line of the SE ¼ of the SW ¼ to the highway, thence South along the East side of the highway 35 yards (approximately) or to the Northwest corner of the Juno properly, thence East along the North line of the Juno property to the Point of Beginning, containing a ½ acre, more or less. All situated in the SE ¼ of SW ¼, Section 22, T-13-N, R-7-E. Being the same property purchased by James D. Mitcham from J. A. Lewis, November 2, 1957, recorded in Book 105, Page 550.

Containing in the aggregate One (1) acre more or less.

A certain lot or parcel of land beginning at the Southeast corner of SE ¼ of SW ¼, Section 22, Township 13 North, Range 7 East, and running West along the South line of section line to intersection of Highway 640, thence North along highway, 35 yards; thence East parallel to the South line of Section to the east line of SE ¼ of SW ¼, Section 22; thence South along quarter line to Point of Beginning, containing one-half (1/2) acre, more or less.

seized in the above styled suit. Terms of the sale, cash, with the benefit of appraisal. Letter of credit from financial institution stating availability of funds day of sale required for all purchases.
