By virtue of a Writ of FIERI FACIAS directed to me by the Honorable Judges of Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on April 10, 2025 at 12:00 oÕclock noon, the following described property to wit:
THAT CERTAIN CONDOMINIUM PARCEL IN THE PIER 8 CONDOMINIUM Created by act before Henry O' Connor, Jr., Notary Public, dated May 12, 1981, Registered June 9, 1981 IN COB 773- J, folio 486 of the conveyance records for the Parish of Orleans, State of Louisiana consisting of Condominium Unit No. 310, together with its appurtenant 1.3496% interest I n the common elements as designated and shown on the plan of Walker & Avery, Inc., dated April 25,, 1980, revised August 12, 1980 and May 1, 1981, annexed as Exhibit A-1 to the Declaration of Condominium referred to hereinabove, which said declaration affects the immovable property and improvements thereon situated and more fully described as follows:
A CERTAIN PIECE OR PORTION OF GROUND, situated in the State of Louisiana, Parish of Orleans, Seventh District, West End Tract, designated as Lot 56-A, being bounded by North Lake Avenue, Regent Street, West Robert E. Lee Boulevard and the Hazeur Tract and is more particularly described as follows:
Commence at the intersection of the Southerly right of way line of North Lake Avenue and Westerly right of way line of Regent Street; proceed thence in a Westerly direction a distance of 764.95 feet to a point of beginning; continue thence along said line of North Lake Avenue, still in a Westerly direction, a distance of 257.13 feet to the point on the Easterly line of the Hazeur Tract, thence in a Southerly direction a distance of 257.92 feet to a point; thence in an Easterly direction a distance of 242.22 feet to a point; thence in a Northerly direction a distance of 27.96 feet to a point; thence in a Northeasterly direction a distance of 60.83 feet to a point; thence in a Northeasterly direction a distance of 140 feet to a point; thence in a Southwesterly direction a distance of 45.79 feet to a point; thence in a Northerly direction a distance of 106.55 feet to a point, the point of beginning, all as more fully shown on a survey of Walker & Avery, Inc., dated April 25, 1980, revised August 12, 1980 and May 1, 1981. Together with a servitude of passage over Parcels C-1 and B-2 in favor of former Lot 56 (now a part of Lot 56-A) created by act before Ivy A. Smith, Jr., N.P. dated April 14, 1960, Registered in COB 635, folio 222.
The improvement thereon bear the Municipal Number 318 Lake Marina Drive #310, New Orleans, Louisiana 70124.
Being the same property required by David P. Howcott by act before C. Richard Gerage, N.P., dated October 18, 2002, registered at CIN 246214 (ÒThe PropertyÓ).
WRIT AMOUNT: $51,507.81
Seized in the above suit,
