Notice is hereby given that by virtue of SEIZURE AND SALE issued out of the above entitled and numbered cause, and to me directed Thomas S. Romero Sheriff, duly sworn and qualified in and for the Parish of Iberia, La., have seized, and will offer for sale and will sell at public auction, for cash WITH appraisal, to the last and highest bidder, at the Court House, in the City of New Iberia, La., between legal sale hours starting at 10 a.m. on
WEDNESDAY,
MARCH 5, 2025
The following described property, to-wit:
A certain lot of ground, with all its component parts, and all rights, ways, privileges, servitudes and appurtenances thereunto appertaining, situated within the corporate limits of the City of New Iberia, Parish of Iberia, State of Louisiana, containing and measuring Sixty-five Feet (65) front on the west side of Vicnaire Street, by a depth between equal and parallel lines of One Hundred Forty-eight Feet (148) and being bounded on the north by Lot 3 of Block 11 of a plat of survey hereinafter referred to, on the east by said Vicnaire Street and on the west by Lot 7 of Block 11 of a plat of survey hereinafter referred to; and being known and designated as LOT 4 OF BLOCK 11 OF THE PRIOUX SUBDIVISION, PLAT NUMBER 5, as more fully shown by a plat of survey made by John M. Rochel, C.E., dated January, 1958, recorded at MOB 9-339-3340, Iberia Parish, Louisiana.
To pay and satisfy the sum of:
FIFTY -THREE THOUSAND FORTY-EIGHT DOLLARS AND 96/100($53,048.96) Subject to any credits. In the event that the
Defendants make payments in any manner, they will be credited to the Defendants account (including but not limited to any bankruptcy plan of reorganization). Interest from February 1, 2023, until paid, at 3.0% per annum. Reasonable attorneys fees in an uncontested foreclosure, through the conclusion of the foreclosure and all costs of these proceedings, as this accelerated amount has not been paid and is in default. All Costs any applicable amounts provided for by the Act of Mortgage and applicable law, such as late charges, escrow advances, corporate advances, and other fees. Also, any additional costs beyond those incurred in the normal course of foreclosure proceedings are possible if the sale is put on hold due to bankruptcy or if the sale is cancelled and subsequently reset after failed negotiations with the Defendant. As of the date of filing, costs of the foreclosure proceeding include costs paid to the parish clerks office, costs paid to the sheriffs office, plus any additional costs (including, but not limited to, a 3% sheriffs commission, which is incalculable until the date of the sheriffs sale) which may accrue through the conclusion of the executory proceeding and all costs of these proceedings.
ALL SUCCESSFUL BIDDERS MUST HAVE CASH (CASH PAYMENT IN THE FORM OF A CASHIERS CHECK), CASHIERS CHECK OR A VERIFIABLE LETTER OF CREDIT IN FAVOR OF SAID BIDDER FROM A SOLVENT BANK, SAVINGS AND LOAN ASSOCIATION OR OTHER SUCH FINANCIAL INSTITUTION AUTHORIZED TO DO BUSINESS IN THE STATE OF LOUISIANA AND FULL PAYMENT MUST BE MADE ON DATE OF SALE.
