By virtue of and to satisfy a Writ of Seizure and Sale issued in the above numbered and entitled suit, directed to me by the Honorable 18th Judicial District Court in and for the Parish of Pointe Coupee, State of Louisiana, the undersigned Sheriff has seized and will offer for sale at public auction in the Sheriff’s Civil Office, located in the rear of the Courthouse in New Roads, in the Parish of Pointe Coupee, on Wednesday the 26th of February, 2025 beginning at 10:00 A M, the following Described Property, to wit:
A certain tract or parcel of land, with all the buildings and improvements thereon, and all the rights, ways, privileges, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in Section 33, T6S, R9E, Pointe Coupee Parish, State of Louisiana, designated as Tract “E-1-E-5” (1.04 AC), on a survey made by Charles R. St. Romain, Professional Land Surveyor, dated April 25, 2014, revised April 9, 2019, entitled “Map Showing the Removal of Tracts “E-1-E-5, “E-1-E-6” and “E-1-E-7” from the Remainder of Tract “E-1-E” of the Joanna Badon Tract for Joanna Badon”, filed and recorded under Entry Number 136 of Conveyance Book 663 and Map Book 7, Map Number 1057; and having such dimensions and measurements as shown on said plat, reference being herewith specially made to said plat of survey for greater certainty of description. Together with an existing 20’ Servitude of Passage to LA Hwy. 411 as shown on said St. Romain survey as a covenant to run with the land in favor of the property described herein, for access to the highway as provided by agreement filed under Entry Number 167 of Conveyance Book 477, records of Pointe Coupee Parish, Louisiana.
Immobilization: Appearer further declared that under the Provisions of Louisiana Revised Statute9”1149.4, that the new 2021 manufactured or modular home will remain permanently attached to the tract of land described above and will hereafter be considered as an immovable and as a part of said tract of land.
Together with all the buildings and improvements thereon located including one (1) 2021 Clayton, With Model number: 37SSR28764AH21, 28 feet X 76 feet, bearing serial number: CS2026915TN-A 7 B, which manufactured home was immobilized pursuant to La. R.S. 9:1149.4, by Affidavit to Immobilize Mobile Home recorded on December 28, 2021, in the Parish of Pointe Coupee, Louisiana, As MOB: 623-126.
