By virtue of and in obedience to a directed to me by the Honorable ASCENSION 23RD JUDICIAL DISTRICT COURT in and for the PARISH OF ASCENSION, State of Louisiana, dated: Wednesday, August 7, 2024, in the above entitled and numbered cause, I shalI proceed to sell at public auction at Governmental Annex 828 South Irma Blvd Gonzales, LA 70737 of which the Civil District Court of the Parish of Ascension is held on WEDNESDAY, JANUARY 22, 2025, at 10:00 AM, to the last and highest bidder for cash, the following described property, to wit:
The property described in the Act of Mortgage is described as follows:
One (1) certain lot or parcel of ground, together with all buildings and improvements thereon, situated in the Parish of Ascension, State of Louisiana, designated as lot number eleven-A-one (1 1-A-l) of Country Ridge South Subdivision as shown on the map of survey dated November 22, 2005 by Lester A. Mclin, Jr., entitled "Map showing resubdivision of Lot 11-A & Lot 12 Country Ridge South into 11-A-1 & 12-A located in Section 6, T9S-R3E Ascension Parish, Louisiana for Cook Construction Roy Stutsman", said lot having such measurements and dimensions and subject to such servitudes, restrictions, building setback lines and utility servitudes as shown on said map recorded in the official records of Ascension Parish, Louisiana as instrument number 654521. Said lot subject to all previously recorded building restrictions, servitudes, building set back lines and oil, gas and mineral reservations conveyances, servitudes and leases of record.

The property is a 0.016 acre tract of land together with all the improvements situated thereon, and all rights, ways, privileges, servitudes and advantages thereunto belonging or in anywise appertaining, located in Ascension Parish, Louisiana in Section 6, Township 9 South, Range 3 East, Southeastern east of the Mississippi Land District. The property is the site of the proposed Braud Road at Germany Road Roundabout, identified as Parcel 2-1 as shown on sheets 1 and 2 of the right-of-way map for Parish Project No. MA-18-07. The maps were prepared by T. Baker Smith, LLC, and Matthew Ledet, P.L.S., dated March 8, 2019, said map being recorded of record, which property is more particularly described as follows:

From a point on the centerline of Parish Project No. MA-18-07, at Station 102+95.S1, proceed N0112'36"W a distance of 35.12 feet to the point of beginning; thence proceed N0112'36"W a distance of 7.13 feet to a point and comer; thence proceed N8927'23"E a distance of 60.39 feet to a point and comer; thence proceed N7955'23"E a distance of 33.92 feet to a point and comer; thence proceed S0102'53"W a distance of 11.01 feet to a point and comer; thence proceed S8841 '54 "W a distance of 31.18 feet to the point of beginning.
All of which comprises Parcel 2-1 as shown on Sheets 1 & 2 of the right of way plans of Parish Project No. MA-18-07 and contains an area of 687.3 square feet or 0.016 acres.
And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of: ONE HUNDRED EIGHTY FOUR THOUSAND FOUR HUNDRED SIXTY FOUR DOLLARS AND THIRTEEN CENTS ($184,464.13) DOLLARS, along withinterest and attorney's fees and all other costs including my own costs and charges.
