NEW ORLEANS MUNICIPAL YACHT HARBOR BOATHOUSE LEASE AUCTION

DESCRIPTION OF PREMISES:
Certain riparian right along the shores of Lake Pontchartrain in the City of New Orleans, along with the right to erect, over and in the waters of Lake Pontchartrain Adjacent to the shores, structures, decks, walkways, and pilings (Leased Premises) all forming a covered boat slip and related structures in the Municipal Yacht Harbor Marina of Lake Pontchartrain, designated as Boathouse No.127.
The Leased Premises herein are more fully described as Boathouse Slip # 127, whose dimensions are 20 feet fronting on 129 North Roadway Street and 20 feet fronting on the water and 80 feet in length from the street side boundary. The common wall boundaries of the Leased Premises lie between Boathouse # 126 and # 128. Said Leased Premises being a part of the property leased to Lessor by the City of New Orleans and operated and managed by Lessor, a public benefit corporation created and owned by the City of New Orleans.
Permitted Uses. The improvements erected on the Leased Premises may be used as a residence, permanent or otherwise, by the Lessee, provided that the structure and occupancy adheres to local, state, and federal laws, ordinances, or codes pertaining to a structure being used as a residence.
Acknowledgement of Risk. Lessee hereby acknowledges that the Leased Premises are located outside the Levee Protection District of the City of New Orleans. If Lessee should choose to inhabit and/or reside in the Leased Premises, then Lessee does so at its own risk, knowing full well the inherent perils of a waterfront zone, i.e., hurricanes, acts of God, flooding, natural and nautical disasters, etc.
Compliance with Laws and Regulations. Lessee shall, at its sole cost and expense, comply fully with all laws, rules, and order of all Federal, State, and municipal governments and any subdivision or agency thereof applicable to the Leased Premises or Lessees use or occupancy thereof.
Per the stated Terms of Sale, this property is leased AS IS WHERE IS WITH ALL FAULTS including any violations as a whole that may apply (including but not limited to fines and penalties).
