By virtue of a Writ of SEIZURE AND SALE directed to me by the Honorable The Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on on August 1, 2024, at 12:00 o'clock noon, the following described property to wit:
THOSE CERTAIN CONDOMINIUM PARCELS OF STEPHENS GARAGE CONDOMINIUMS (hereinafter “Condominium”) created pursuant to an Act of Declaration Creating and Establishing a Condominium Regime for Stephens Garage Condominiums dated January 26, 2018, filed on January 26, 2018 as Notarial Archives Instrument No. 18-02879, and Conveyance Instrument No. 631682 (hereinafter the “Declaration”), which said parcel are designated as UNITS R, C, and 501-511, together with the undivided 100% interest in and to Common Elements appurtenant thereto as all provided in the Declaration; and,
The Condominium is situated upon, and the Declaration relates to the following described property, to-wit::
THAT PORTION OF GROUND, situated in the First District in the Parish of Orleans, State of Louisiana, in Square 217, which square is bounded by Carondelet Street, St. Joseph Street, St. Charles Avenue and Julia Street, designated as LOT “13A” on the subdivision plan by Dading, Marques & Associates, LLC, dated July 20, 2016, and filed with the Declaration of Title Change by Subdivision recorded at CIN 633652, NA 2018-08133 on March 9, 2018.
In accordance with a resubdivision plan entitled ”Resubdivision of Lots 11, 12, 13 and Undesignated Portion of Ground into Lot 13A, Square 217, First District, City of New Orleans, Orleans Parish, Louisiana” by Dading, Marques & Associates, LLC, dated July 20, 2016, the above described property was resubdivided into Lot 13A, and the perimeter of which is described as follows:
Beginning at a point on Carondelet Street 191 feet, 10 inches, 0 lines from Julia Street; running thence along Carondelet Street in the direction of St. Joseph Street a distance of 212 feet, 1 inch, 0 lines to a point 111 feet from St. Joseph Street on Julia Street side of a common alley; running thence along Julia Street side of common alley parallel to St. Joseph Street in the direction of St. Charles Street, a distance of 154 feet, 7 inches, 0 lines, running thence parallel to Carondelet Street in the direction of Julia Street a distance of 62 feet, 0 inches, 2 lines, running thence parallel to Julia Street in the direction of St. Charles Street a distance of 5 feet, 11 inches, 0 lines to the Carondelet Street side of a common alley parallel to Carondelet Street in the direction of Julia Street a distance of 150 feet; running thence parallel to Julia Street in the direction of Carondelet Street, a distance of 160 feet, 6 inches, 0 lines, to the point of beginning.
