Total Units: 144 units (1, 2 and 3-bedroom units)

The project owner is proposing the development of a 144-unit new construction project consisting of seven (7) two-story apartment buildings. The applicant is applying for CDBG-DR funds paired 4% Low-Income Housing Tax Credits.

The total estimated development cost is $52,000,000. The development will be funded with private financing, CDBG-DR funds and equity proceeds from the sale of 4% Low-Income Housing Tax Credits provided by the Louisiana Housing Corporation. Sources of Funds are estimated as follows:

Permanent Loan: $10,500,000

LIHTC Equity: $20,000,000

CDBG-DR Funds: $20,000,000

Sellers Note: $390,000

Energy Rebates: $110,000

Deferred Developer Fee: $1,000,000
