NOTICE ALICE JENKIN KING, A&M ACKEL, LLC, GULF COAST BANK AND TRUST COMPANY, AMANDA KAYE ENGELBRACHT, AND VIRTOCON FINANCIAL SERVICES, INC. pursuant to an order of the 24th Judicial District Court for the Parish of Jefferson in the matter of In Re: Flag Boy Properties, LLC, Praying for Monition, Docket No. 840-544, Div. F, 24th Judicial District Court, Parish of Jefferson, State of Louisiana, dated May 9, 2023, it was ordered as follows: WHEREAS, FLAG BOY PROPERTIES, LLC by act executed by Joseph P. Lapinto, Tax Collector for the Parish of Jefferson, for unpaid 2018 ad valorem taxes, as memorialized in the Tax Sale Certificate recorded in the Conveyance Office of Jefferson Parish, Inst. 11943934 and COB 3426/511, is possessor of a tax title; WHEREAS, FLAG BOY PROPERTIES, LLC has applied to this Honorable Court for a Monition or advertisement, in conformity with LA. REV. STAT. 47:2271, et. seq.; THEREFORE, in the name of the State of Louisiana and the 24th Judicial District Court for the Parish of Jefferson, all interested persons are cited and admonished to show cause within six (6) months from the date on which this Monition is first advertised, why grounds exist for a nullity under the provisions of Chapter 5 of Subtitle III of Title 47 of the Louisiana Revised Statutes of 1950. The property affected by this monition is: THAT CERTAIN CONDOMINIUM PARCEL, together with all of the buildings and improvements thereon, and all of the rights, ways, means, privileges, servitudes, appurtenances, advantages and component parts thereunto belonging or in anywise appertaining thereunto, in RIVERSIDE COURT CONDOMINIUM, PHASE II, a Condominium created by that certain Declaration Creating and Establishing a Condominium Regime for the Riverside Court Condominium, Phase II, executed by Berkshire Development Corporation, dated February 28, 1984, filed in the Office of the Clerk of Court for the Parish of Jefferson on February 28, 1984, under Entry No. 8409078, designated as UNIT 203, together with an undivided .585 percent interest in the common elements, PHASE II of said condominium, is situated on Lot 2-X, Bissonet Plaza, Jefferson Parish, shown on survey by Walker & Avery, Inc., dated November 28, 1983, a copy of which is filed with the Declaration of Condominium above referred to. Improvements bear the Municipal No. 6320 Ackel Street (a/k/a Riverside Drive), Unit 203, Metairie, LA. The Hon. Jon A.
